Credit Suisse assesses an in-line 1H profit from Arena REIT, following 1H results, and notes an upgrade for FY22 DPS guidance to 16cpu. The first half dividend was 7.9cpu.

The broker makes no changes to forecasts apart from assuming a higher payout ratio for dividends. The target price rises to $4.50 from $3.72, while the Neutral rating is unchanged.

The analyst highlights how the lease structure provides income growth and protection against inflation. Over 80% of FY23-25 rent reviews are the greater of CPI or an agreed fixed amount.
